Manhattan Luxury Real Estate Report – January 15

The luxury $4M and over Manhattan real estate market was identical to the same week in 2018 with 13 signed contracts. Condos outsold co-ops 7 to 3. Three townhouses sold. Midtown led with 5 contracts. The avg number of days on the market were 564 way up from 379 days. The average listing discount was 1%, down from 5% last week. Manhattan Luxury Real Estate Q4 2018 Report

The 2018 Manhattan real estate market saw a 14% decline in the number of sales from 2017. This is a number not seen since 2012. The market declined for 5 year over year consecutive quarters. The 4th quarter saw the median price drop under a $1M. This is the first time this has happened in three years. Days on the market slid 4.1% to 93 days. Manhattan Luxury Real Estate 2018 Review

As 2018 came to a close, 1108 contracts were signed in the Manhattan Luxury Market, down 5.5% over 2017. The decline was due to a large weakness in the 1st quarter down 15% & 4th quarter down 14% over the same quarters in 2017. The luxury market was saved by a strong 2nd quarter and a slight bump up in the 3rd quarter. The 4th quarter saw only 247 signed contracts averaging less then the benchmark 20 signed contracts. The Manhattan luxury $4M & over market saw just 18 signed contracts last week, the lowest number since the first week of Dec 2015. 'For comparison, there were 30 contracts last year in the first week of December, Condos outpaced co-ops 10 to 4. Downtown led with 7. The average discount was 6% versus 11% the prior week. The $4M & over luxury Manhattan real estate market bounced back last week with 20 signed contracts. Condos outsold co-ops 16 to 3. Here is a change! Westside led with 10 contracts followed by downtown with 6. The average discount was 11% versus 6% the prior week. Average number of days on the market were 555 versus 353 the prior week.
