The stormy weather dampened luxury buyers' moods last week. Seems like most buyers were in an " august vacation state of mind". The $4 million and over luxury Manhattan real estate market saw only 12 signed contracts last week! August is sizzling hot but the Manhattan $4M and over luxury market is not! Last week there were 16 signed contracts versus 26 the prior week. Our recent. dip pales to last August when the number of contracts dipped below 20 for six straight weeks in a row. Condos outsold co-ops 12 to 4. Downtown led the market with 7 signed contracts followed by the Eastside with 5. The average number of days on the market fell to 275 versus whopping 536 of the prior week. The luxury Manhattan $4 Million and over market woke up last week from its two week summer slump. There were 26 signed contracts. It was the best week since July 2006! Condos outsold co-ops 20 to 3. Downtown and the Westside were tied with 9 contracts. The average days on market skyrocketed to 536. The listing discount from the original asking price was a whopping 15%.
