The Manhattan luxury $4M & over market saw just 18 signed contracts last week, the lowest number since the first week of Dec 2015. 'For comparison, there were 30 contracts last year in the first week of December, Condos outpaced co-ops 10 to 4. Downtown led with 7. The average discount was 6% versus 11% the prior week. The $4M & over luxury Manhattan real estate market bounced back last week with 20 signed contracts. Condos outsold co-ops 16 to 3. Here is a change! Westside led with 10 contracts followed by downtown with 6. The average discount was 11% versus 6% the prior week. Average number of days on the market were 555 versus 353 the prior week. The Manhattan luxury real estate is defined as being the top 10% of the market. The price of luxury real estate doubled since 2005. The entry luxury level is now @$4 million. The boom in luxury real estate starting in 2005 until present was due partly to foreign buyers looking at Manhattan as safe haven for their investments. $4M and over Manhattan Luxury real estate market dipped below average Thanksgiving week lows. 12 contracts were signed versus 14 the previous week. Downtown had 8 contracts ,twice as many as the other areas combined. The average price was $7,370, 417. The average discount from original price was 6% versus 5% the prior week. After three consecutive weeks of above benchmark numbers (20 signed contracts) the Manhattan $4M and over luxury market dropped to a disappointing 14 contracts. Condos outsold co-ops 7 to 6.
