Q3 Manhattan Luxury Real Estate Report

3rd Quarter Manhattan sales dipped 11.3% since the same time last year. It is the 4th consecutive quarter of declines. As sales declined prices keep falling also. The median price slid 4.5% to $1.1million. The listing discount was about the same as last year @5%. The amount of properties on the market increased by 13%. it was the highest increase since 2011. The $4 million and over Manhattan luxury market continues to be in the doldrums for the last three weeks. Last there were 17 signed contracts . Condos outpace co-ops 12 to 3. Downtown led the market with 9 followed by the Eastside with 4. The number of days on the market soared to 521from 428 the week prior. The average listing discount was 8% up from 2%. The lack luster Manhattan $4M and over continues for a second week with 18 signed contracts. The pace was slow partially to the highest Jewish holiday falling in the week. Condos outpaced co-ops 11 to 5. Downtown that usually is in the lead tied with the Eastside with 7 contracts. The average discount from list price was down to 2% from 9%. Last week the $4 million and over Manhattan luxury market dipped to a low 13 signed contracts. Condos outsold co-ops 9 to 1. Downtown led the market with 5 contracts followed by the Westside with 4. The average discount from asking price was 9% up from the the 6% the prior week. The average number of days on the market plummeted to 275 from the 472 the before. What is behind the big dip?
