The $4M+ luxury real estate market in Manhattan stayed flat from last week, with 24 contracts signed. It's been the 20th week in a row where we saw over 20 signed contracts in Manhattan. The Manhattan luxury $4M and over market is in its 19th straight week of an above average pace of signed contracts, with 24 last week. The average discount from the asking price prior to a signed contract was 11%. The average days on market were 390 versus 180 days in a balanced market. Here is an interesting statistic! The Manhattan luxury $4M and over market celebrates its 18th straight week of being in the above average signed contract range with 22 signed contracts. Co-ops and condos tied both with 10 contracts. This is great news for co-ops who usually fall way behind the condo market. Here is another oddity! Only 4 contracts were from new development. The Eastside beat the downtown market 8 to 7.
