The spell cast on the sluggish luxury $4M & over Manhattan real estate market finally broke last week! 26 Contracts were signed. Downtown led with 12 contracts. Condos outpaced co-ops 14 to 8. The weak trend in the Manhattan Luxury $4M & over market is now into its seventh week. Last week 16 contracts were signed. Condos outsold co-ops 9 to 5 and there were 2 townhouses in the mix.  Only 4 of the condos were new development. It was the first time since March 2017 that the 2 top contracts were co-ops. January is typically a slow month in the Manhattan luxury market. However this January proved to be the weakest January since 2012. Last week the $4 million and over luxury Manhattan market saw just 15 signed contracts matching the number for same week in the very weak market of 2009. Condos outsold co-ops 10 to 3. Only 12 contracts were signed in the luxury $4M and over Manhattan real estate market last week. It was the most dismal 3rd week in January since 2012. Condos outsold co-ops 9 to 2. Downtown as usual led with 8 contracts.The average discount was 14% and average days days on market were 747. The luxury $4M and over Manhattan real estate market was identical to the same week in 2018 with 13 signed contracts. Condos outsold co-ops 7 to 3. Three townhouses sold. Midtown led with 5 contracts. The avg number of days on the market were 564 way up from 379 days. The average listing discount was 1%, down from 5% last week.
