Step 1:

Step 2:

Carol develops a brand identity for your property and builds an aggressive promotional strategy around it. It’s a similar approach taken by top luxury property developers. She collaborates with her team of the best photographers, stagers, videographers, publicists, and graphic designers to create the highest level of marketing assets to promote your property. These marketing assets strongly influence the perception of your property in the eyes of the buyer.

Step 3:

After the branding is complete, Carol promotes your property through many channels to cast the widest net possible. After all, a great marketing campaign without massive reach is ineffective. Therefore, Carol’s approach includes digital and print strategies, social media, advertising, PR mentions and networking events. Step 4:

Property tours are conducted personally by Carol not delegated to an assistant.  Her belief is that how a property is shown and what is said or not said can make all the difference between buyers moving forward or just crossing your property off their list.

Step 5:

An offer is made by a buyer. Carol negotiates fiercely on your behalf to get the best outcome possible. After an offer is accepted, she collaborates closely with your attorney making sure all the documents are provided for the transaction and to answer any questions.

Contract negotiations are conducted between the buyer’s and seller’s attorneys.  After all the terms of the contract are agreed upon, you will sign the contract.  If you are selling a co-op or condominium a board application is required.  Carol will review the board application with the buyer’s broker to make sure that is complete  before it is submitted to the board for approval. After the board application is approved the closing can be scheduled.
